Ondare is the Euskera (Basque) word for legacy. It refers to something passed down from previous generations in the context of historical, cultural or natural heritage.
Ondare the property consultancy recognises the importance of legacy in a development context. It recognises that placemaking occurs over a timeframe that transcends usual business and political cycles and understands that the successful delivery of masterplanned communities require a model that is founded on long-term custodial responsibilities. Where others might seek short-term profit, Ondare works with landowners and master developers to enable a better development outcome through long-term partnerships.
Ondare marries landed interests with development partners to protect legacy, add value and create thriving communities. It does this by giving the landowner a seat at the table, and thereby imparting their long-term stewardship interest into the development model.
CHARLIE DUGDALE
Charlie founded Ondare to offer a unique independent property consultancy to serve landowner and master developer clients. Charlie blends his extensive experience of masterplanned communities with specific expertise in strategy, agency and financial analysis.
Following training in finance as an equity analyst, Charlie undertook a Masters in Property Valuation and Law at CASS Business School before qualifying as MRICS in 2005 with Knight Frank. Charlie was a salaried Partner from 2008 and an Equity Partner of Knight Frank from 2017, before leaving to found Ondare in 2025.
Charlie has been a leading light in producing research to help shape government policy. This includes two reports that formed the evidence base for the Building Better Building Beautiful Commission – ‘Cost & Value’ and ‘Building in Beauty’ – and more recently a report that focussed the impact of infrastructure costs on master developer viability.
Charlie spends most of his spare time helping out on a family farm or supporting his daughters play netball whilst listening to Test Match Special. He devotes his summers to playing a niche Basque sport called ‘paleta gomme’ or ‘Trinquet’. His Basque wife Teresa claims to be directly related to Simon Bolivar “El Libertador” – a true independent thinker.
